MITRE ATT&CK
2 techniques across 2 tactics: Execution, Privilege Escalation The technique list with ATT&CK links and the kill-chain view is part of the Basic plan and up. |
| Exploitation Conditions | Exploitation requires the attacker to already have local, authenticated access to the target host with at least low-level user privileges (PR:L) - this is not remotely reachable (AV:L) and needs no victim interaction (UI:N). The use-after-free must be triggered through a Windows Installer (MSI) operation, and the High attack complexity (AC:H) indicates a non-trivial limiting condition such as winning a race window or achieving a specific heap state before the freed object is reused, which reduces reliability and may require repeated attempts. Affected scope spans Windows 10 (1607/1809/21H2/22H2), Windows 11 (23H2/24H2/25H2/26H1/26H2), and Windows Server 2012 through 2025, so exploitation is limited to builds below the patched versions listed in EUVD-2026-100079; patched builds are not vulnerable. |
| Impact | This is a moderate-priority, NOT an emergency-patch item. The CVSS 3.1 vector (AV:L/AC:H/PR:L/UI:N/S:U/C:H/I:H/A:H, base 7.0) describes a use-after-free (CWE-416) in Windows Installer that requires LOCAL access, LOW but existing privileges (PR:L, so the attacker must already be an authenticated user on the box), and HIGH attack complexity (AC:H) - meaning the attacker must win a race or satisfy specific heap/timing conditions to reliably trigger the free-then-reuse. Against that, the impact is full compromise once achieved (C:H/I:H/A:H), consistent with an elevation-of-privilege-to-SYSTEM outcome typical of Windows Installer flaws. On the threat side the signals are quiet and consistent: no CISA KEV listing, no public POC identified, and no EPSS score was supplied, so there is no evidence of active or imminent mass exploitation. No signals conflict here - a local, high-complexity, privilege-required EoP with a vendor patch available but no exploitation evidence is a routine 'patch in normal cycle' item rather than a drop-everything priority. The main caveat is missing data: EPSS and any SSVC/automatable determination were not provided, so exploitation probability is inferred from the absence of KEV/POC rather than measured. |
| Exploit ScenarioDerived | A local, already-authenticated low-privileged user (or malware running in a standard user context) invokes or races a Windows Installer operation to trigger the use-after-free, reusing freed memory to corrupt an object and redirect execution into attacker-controlled data, gaining SYSTEM-level privileges. Because attack complexity is High, the attacker likely needs to win a timing/race window and may require multiple attempts. No public exploit code has been identified at time of analysis. |

Alert meAnalysisAIv1 – Oct 13, 2026
Local privilege escalation in Windows Installer (MSI) lets an attacker who already holds low-level authenticated access to a host trigger a use-after-free and execute code with full impact to confidentiality, integrity, and availability, escaping the confines of their original user context. Exploitation is strictly local, requires no victim interaction, and is gated by high attack complexity - a narrow heap-reuse or race window must be won, which lowers reliability and typically demands repeated attempts. No public exploit code has been identified at time of analysis and the flaw has not been confirmed actively exploited (no CISA KEV listing), and because Microsoft has shipped fixed builds for every affected Windows 10, Windows 11, and Windows Server release, this is a moderate-priority update rather than an emergency-patch item.

Vendor-released patch: install the Microsoft security update that brings each host to or above its fixed build - Windows 10 1607 / Server 2016 to 10.0.14393.9612, Windows 10 1809 / Server 2019 to 10.0.17763.9376, Windows 10 21H2 and 22H2 to 10.0.19044.7807, Windows 11 23H2 to 10.0.22631.7652, Windows 11 24H2 to 10.0.26100.9711, Windows 11 25H2 to 10.0.26200.9711, Windows 11 26H1 to 10.0.28000.3231, Windows 11 26H2 to 10.0.26300.9711, Server 2022 to 10.0.20348.5761, Server 2025 (including Server Core) to 10.0.26100.33650, Server 2012 to 6.2.9200.26434, and Server 2012 R2 to 6.3.9600.23470, per the MSRC advisory at https://msrc.microsoft.com/update-guide/vulnerability/CVE-2026-87715; prioritize multi-user workstations, jump hosts, VDI pools, and any Server 2012/2012 R2 systems still in service, since those legacy platforms no longer receive ordinary servicing and require the specific Extended Security Update package. Because exploitation requires an already-authenticated local user, the effective compensating controls are around reducing the attacker's ability to reach the vulnerable MSI code path at all: tighten who holds interactive or RDP logon rights on high-value hosts (removing unnecessary local accounts and local admin rights removes the PR:L foothold entirely, at the cost of administrative convenience), and consider the machine-wide policy that disables the Windows Installer service for standard users (the DisableMSI registry value under HKLM\Software\Policies\Microsoft\Windows\Installer), which blocks untrusted MSI-driven install and repair operations but will also break legitimate software deployment, patching, and repair workflows and must be paired with an application-deployment exception process. Layer application control such as WDAC or AppLocker to prevent untrusted binaries from being staged for the race window and monitor for anomalous msiexec.exe child processes, since the high attack complexity means exploitation attempts are likely to generate repeated crashes or corrupted-installer events; these detections are indicators, not blockers, and should not be treated as a substitute for patching. Note that the update also closes the denial-of-service and general memory-corruption behavior associated with the same use-after-free, so partial mitigations that only suppress the crash do not remove the elevation-of-privilege risk.

Technical ContextAI · show details
The root cause is CWE-416, Use After Free, inside the Windows Installer subsystem (the msiexec service and its MSI package processing paths). A memory object is released while a reference to it remains live; when that dangling pointer is later dereferenced - typically after the heap has been groomed or a concurrent operation wins a timing window - the freed chunk can be reclaimed with attacker-influenced contents, giving the attacker a write/execute primitive inside a broker process that normally runs with elevated privileges. Because the Windows Installer service operates in a higher-integrity context than the invoking user, a successful UAF is directly convertible into local privilege elevation, and the same memory-corruption primitive can also manifest as the denial-of-service and general memory-corruption behavior reflected in the source tags. The flaws sit in the LocalSecurityAuthority-independent, package-handling layer rather than in a network-facing service, which is why the assessed vector is AV:L with PR:L and AC:H: the attacker must already be able to log on locally and must satisfy a non-trivial precondition (heap state or race outcome) before the freed object is reused. Affected CPE/product coverage spans the Windows 10 1607, 1809, 21H2 and 22H2 servicing branches, Windows 11 23H2, 24H2, 25H2, 26H1 and 26H2, and Windows Server 2012, 2012 R2, 2016, 2019, 2022 and 2025 (including Server Core installations); only builds below the patched version boundaries published in EUVD-2026-100079 are exploitable, and hosts already at or above those boundaries are not vulnerable.
